How We Work
At Superior Homes USA, we provide the essential, stormproof, insulated structural shell for your home, allowing you to phase-build the rest at your pace. Our process is designed for flexibility, allowing clients to act as their own General Contractor (GC) while we handle key structural components to get you started, or to hire a licensed General Contractor to complete the build for you after we construct the shell. Here’s basically how it works:

1. Consultation
First, we meet with you to determine whether we are a good fit. Depending on your location, we will visit your property and assess what type and size of home would be appropriate. If we decide to work together, we will then help you design your home. You can choose one of our existing plans, or we can design a custom shell. Fees for design and plans vary. We will sign a contract and you will make a deposit.

2. Identify Your General Contractor
In North Carolina, homeowners can act as their own GC if they own the property, plan to live in the house, pay the necessary application fee, and submit a signed affidavit to the local building inspector. Superior Homes will walk you through this process step-by-step to make sure you're prepared. Or you can hire a licensed general contractor to complete your home. Depending on your location, we may be able to recommend GCs we have worked with before.

3. Property Grading
Before construction begins, you'll need to grade the site. Depending on your location, we may provide you with suggestions for graders, typically recommending those we work with most. However, the choice of grader is up to you.

4. Foundation and Wall Construction
We construct both the foundation and walls using Superior Walls pre-cast, pre-insulated concrete systems on your graded site. Superior Walls foundations are known for their strength and durability making them the best choice for residential builders.

5. Roof System
We install the engineered timber frame roof system, complete with Structural Insulated Panels (SIPs). This phase also includes an option for rooftop decking for an additional cost, which must be determined prior to roof installation. Rooftop decks offer an affordable way to create outdoor living space, as you only pay for half a roof and half a deck. We ensure the roof is covered with underlayment to keep the structure dry until your finished roof or deck is installed.

6. SIP Panel Roof Covering
Our SIP roof panels, rated at R-30, provide excellent insulation. These panels consist of oriented strand board on top, EPS insulation in the middle, and smooth plywood on the bottom. This creates your finished ceiling, which you can choose to paint, stain, or seal.

7. Windows and Door Installation
Superior Homes can handle the installation of all windows and exterior doors as a menu item at an additional cost, ensuring they are properly fitted into the shell of your home.

8. Interior Wall Stud Framing
We can install the interior walls according to your home’s floor plan. This is a menu item that is available to you at an additional cost. This is also a DIY item that you can do yourself, saving you money

9. Porch Construction
If your floor plan includes porches, we can provide the materials and labor as specified in your design at an additional cost.

10. Select Your Contractors
Once Superior Homes has completed the structural shell, you’ll need to select subcontractors for interior finishing work. Superior Homes does not include this in our shell, but we can offer guidance. Depending on your location, we may be able to recommend subcontractors for services such as drywall, painting, flooring, cabinets, countertops, light fixtures, and appliance installation. You have the flexibility to choose contractors who fit your budget and style for this phase.​
